The pool and the clubhouse are the two rooms you’ll actually use.

Valencia Golf & Country Club is a gated, all-ages community in Naples 34120, and its amenity center is built around a resort-style swimming pool and a Mediterranean-inspired clubhouse.

The pool is the part buyers underestimate on a first visit, because they see it at 11am on a Tuesday when nobody is there. That is the point. This is a community of roughly a hundred-odd Lennar homesites attached to an older neighborhood, not a thousand-door resort, so the deck rarely fills up and you are not fighting for a lounge chair in February.

The clubhouse carries the same Mediterranean architecture as the homes — tile roof, arched openings, stucco — and it is where the community’s indoor amenities live, including the fitness center. If you want to see it on a weekday morning when it is actually in use, we’ll time your tour for it.

Six things you get past the gate, described honestly.

No amenity list is worth much without knowing what it means day to day. Here is what each one is, and what it isn’t.

Fitness center

A resident gym inside the clubhouse with cardio and strength equipment — enough for most routines, and small enough that you should look at it yourself if you train seriously, and small enough that you should look at it yourself if you train seriously.

Dog park

A fenced run inside the community, which in practice means you are not walking the neighborhood at 6am in a July downpour. Breed and pet rules live in the HOA documents, and we pull those for you before you sign anything.

Tennis court

A community tennis court, not a tennis program. If you play socially a couple of times a week this covers you; if you want leagues and a pro, you will be driving to one of the larger clubs on Immokalee Road.

Playground

Valencia is all ages, not 55+, and the playground is the visible proof. It matters if you are buying here for Corkscrew Elementary and want somewhere your kids can go without crossing a road.

Fully maintained lawns

Lawn maintenance is handled at the community level, which is the amenity seasonal owners care about most: you can close the house in May and come back in November to a yard that still looks like a yard.

Gated entry

A controlled entry into the community. It is a gate, not a fortress — what it really buys you is the absence of cut-through traffic on the street your kids ride bikes on.

The golf question

The course is here. It is also public.

The 18-hole course, driving range, pro shop and patio bar sit at the center of the community — but they are not a private amenity that comes with your deed.

The course at 1725 Double Eagle Trail is public and pay-as-you-play, at roughly $30 a round. That means two things worth being straight about. First, you are not paying for golf in your HOA dues whether you play or not. Second, the people on the fairway behind your lanai are not all your neighbors, and tee times are shared with the public.

What the HOA covers — and how we verify it

Lennar publishes an approximate HOA of $399 per month for this phase. Lawn maintenance is included, along with the gated entry and access to the community amenities described on this page.

We stop there deliberately. Resale listings for the older part of Valencia float longer inclusion lists, and HOA budgets are re-adopted every year. Before you go under contract we request the current governing documents, budget and amenity rules and put the actual inclusions in front of you in writing — rather than repeating a bullet point from a brochure.

Golf membership is a separate, optional expense and is not part of the HOA. Lennar’s marketing for this phase states there is no CDD; we’ll pull the Collier County tax record for your specific parcel so you can see the non-ad-valorem lines yourself.

What buyers ask us after the first walk-through.

Is the pool heated?

We don’t publish an answer we haven’t confirmed in writing. Community pool heating in Southwest Florida is often seasonal and is set by the HOA year to year, so we ask the association directly and give you the current answer before you tour. Are the amenities shared with the older part of the community?

Valencia was originally developed around 2006, and Lennar’s current phase is being added to that existing community, so the amenity center serves more than just the new homes. Exactly which association governs which facility, and what access comes with a Lennar homesite, is the kind of detail that varies by phase — so we confirm current HOA structure and amenity access in writing before you go under contract rather than assuming it.

Do the HOA dues include golf?

No. Golf at Valencia is optional and is not bundled into HOA dues. The course is public and pay-as-you-play at about $30 a round, and any club membership you choose to buy is a separate transaction with the club. That is the structural difference between Valencia and most bundled-golf communities in Naples, and it is covered in full on our golf page.

Is lawn care really included, or just the common areas?

Lawn maintenance for the homes is included — it is the inclusion we are most confident stating, and it is the one seasonal owners buy on. Irrigation, pest control and anything beyond mowing and edging we verify against the current budget for you, because the documentation on those items is not consistent across sources.
