Read this before you tour

A reduced price is not the same as a good deal.

Three of these homes are the same plan. Their prices differ by more than $100,000. Almost none of that gap is the house.

It’s the pool, the lot, the elevation and the options someone else selected before the home was built. Which means the real question isn’t “how much did it come down” — it’s whether you’d have chosen those things yourself.

That’s the conversation we have with buyers standing in the driveway, and it’s why we walk the actual homesites rather than the model. We’ll also tell you plainly when the answer is that you should build instead.

How current is this list?

It carries the date we last verified it against the builder’s published information, shown under every price grouping on this page. Inventory at a community in its final phase can change within a day, so treat this as a starting point and call or text (239) 208-0906 for the live list before you drive out.

What does “move-in ready” actually mean?

It generally means the home is complete or close to it, with the elevation, structural options, finishes and any pool already selected and built. You are buying someone else’s choices, which is the trade-off for a shorter timeline and a known price. We’ll tell you the specific construction status of any homesite here before you tour it.

Is the price negotiable?

Builders protect their published base pricing because it affects every other home in the phase, so straight discounts are rare. Where movement usually exists is in lot-level pricing like the reductions above, in closing cost contributions, and in incentives tied to financing. Knowing which lever is actually available on a given week is most of the value we add.

What incentives are available right now?

They change frequently and the terms matter more than the headline number, so we don’t publish a figure that might be stale by the time you read it. Ask us and we’ll send you what is actually being offered this week, in writing, including what you give up to get it.

Can I use my own lender?

Yes. Be aware that builder incentives are often tied to financing through Lennar Mortgage, so the honest comparison is total cost both ways — incentive included with the builder’s lender, versus a better rate or lower fees with yours. We’ll run that side by side with you rather than assume the answer.
