The Tivoli is 2,267 square feet of single-story with four bedrooms, three full baths and a three-car garage — and it is the only plan here that keeps a dining room as its own room.

That dining room sits beside an open kitchen, with a breakfast nook next to it for the meals nobody dresses up for. The Great Room extends out to the covered lanai, so the everyday flow of the house is still open even though the formal table is not sitting in the middle of it.

The owner’s suite has a spa-inspired bath, and three additional bedrooms handle family, guests or whatever else the house ends up doing. The third garage bay is the detail buyers here talk about most after move-in: in a golf community, it is where the cart lives.

What it gets right

The Tivoli solves a problem the other three plans do not. If you own a dining table you care about, an open-plan house gives you nowhere honest to put it — it ends up floating at one end of the great room, in the traffic path, doubling as a desk. Here it has walls and a purpose, and the breakfast nook absorbs everyday meals so the room stays a room.

You also get the full complement of everything else: four bedrooms, three full baths, three garage bays, and a Great Room that runs out to the lanai. It is the plan with the fewest compromises on the list, which is roughly why it is priced where it is.

What to know

The dining room is separate, not open. That is the whole point of the plan, and it is also the reason some buyers walk out of it and into the Princeton II. If your idea of the right house is one enormous connected space where everyone is visible from the kitchen, a walled dining room reads as square footage you have to walk around. Stand in it before you decide — this is the single most opinion-splitting room in the phase.

Worth noting on size: the Tivoli is 2,267 square feet against the Princeton II’s 2,244, so the two are effectively the same house in footprint. You are choosing between the Tivoli’s third bathroom and dining room and the Princeton II’s open coffered great room, not between big and small.

Only one, which cuts both ways

Homesite 016B is the only standing Tivoli in the phase. If it fits, there is no second one to negotiate against — and if it sells, the Tivoli becomes a build rather than a move-in. That is not a scare tactic, it is just how a one-of-one works.

Tivoli or Princeton II? They are almost the same size.

They are: 2,267 square feet versus 2,244, both four bedrooms, both with a three-car garage. The differences are the bathroom count and the dining space. The Tivoli has three full baths and a separate dining room beside the kitchen. The Princeton II has two full baths and a coffered-ceiling great room that opens to the lanai through sliding glass. Base pricing is $490,999 for the Tivoli and $501,999 for the Princeton II, so the Tivoli is the less expensive of the two despite having the extra bathroom.

Is the dining room closed off from the kitchen?

It is described as a dining room tucked beside an open kitchen, with a breakfast nook alongside it — so it is a defined space rather than a sealed formal room, and the kitchen itself stays open. Beyond that description we are not going to characterize sightlines or wall openings we have not measured. Walk it with us and you will know in ten seconds whether it is what you want.

Will a golf cart fit in the third bay?

The Tivoli has a three-car garage, and the third bay is what most owners here use for a cart, bikes or storage. We do not publish bay dimensions, so if you have a specific cart or a truck in mind, tell us the measurements and we will get the actual garage dimensions from Lennar for the plan before you commit. Worth knowing: the Trevi is the one plan here with a two-car garage, which is a common reason buyers move up to the Tivoli.

What are the monthly costs, and is golf included?

Lennar publishes an approximate HOA of $399 per month for this phase, with lawn maintenance included along with the gated entry and community amenities. Lennar’s marketing for this phase states there is no CDD, and we pull the Collier County tax record for your specific parcel before you go under contract so you can see the line items yourself.
