Trevi vs Summerville II vs Tivoli vs Princeton II — which Lennar plan should you buy?

The short version: the Trevi is the cheapest way into the community and the only plan with a two-car garage, the Tivoli is the four-bedroom plan with a defined dining room and three bays, the Princeton II gives you four bedrooms and three bays for two full baths, and the Summerville II is the largest plan but trades the fourth bedroom for a den.

All four are single-story, all four have a covered lanai, and all four carry the same Lennar included-features package — so you are not choosing between good and better finishes. You are choosing between bedroom count, garage bays, dining arrangement and about 412 square feet. Below is every published number side by side, the price per square foot computed honestly, and five scenarios that usually settle it.

What the price-per-foot column is telling you

The Summerville II is the most expensive plan and the cheapest square footage, at $213.17. The Trevi is the least expensive plan and the most expensive square footage, at $228.35. That is not a contradiction — it is how base pricing works everywhere. A house carries fixed costs (kitchen, baths, roof, slab, permits) that do not shrink proportionally when the house does, so smaller plans always cost more per foot.

Which means: use price per foot to sanity-check value, never to pick a plan. Nobody has ever been happy in a house because it had a good dollars-per-foot number. Pick on rooms and garage, then check that the foot number is not out of line.

The spread is smaller than it looks

$57,000 separates the base price of the Trevi from the base price of the Summerville II. For that money you move from 2,032 to 2,444 square feet and from two garage bays to three — but you also go from four bedrooms to three plus a den. It is a real trade, not a straight upgrade, and it is the single most common decision buyers here get stuck on.

Note as well that the Princeton II costs $11,000 more than the Tivoli while being 23 square feet smaller and having one fewer full bath. Layout, not size, is what you are paying for there.

How do you actually choose between them?

Five scenarios that decide it for most buyers. Find yours and the list usually narrows to one or two.

You need four real bedrooms

Then the Summerville II is out, and that is worth saying plainly because it is the biggest and most tempting plan on the board. It is three bedrooms plus a den. A den is a genuinely useful room — office, guest room, media room — but it is not a fourth bedroom, and if you have three kids or you host family in numbers, the difference matters every single visit.

Your list is the Trevi, the Tivoli and the Princeton II. Among those, the Trevi and the Tivoli give you three full baths; the Princeton II gives you two. If four bedrooms means four bedrooms actually being used, three baths is the difference between a smooth morning and a queue.

You want a dining room that is a room

Then look at the Tivoli. Its dining room is tucked beside the open kitchen and breakfast nook, which gives you a defined place for a table that is not the middle of the great room. The Great Room still extends to the lanai, so you do not lose the open feel; you just get a dining space with an identity.

The Trevi runs dining, kitchen and family room together as one open space. That is efficient and it is why the plan gets to four bedrooms at 2,032 square feet, but it means holiday dinners happen in the middle of the living area. If you own a dining table you actually care about, the Tivoli is the plan.

You want the most space

Then the Summerville II, at 2,444 square feet — the largest plan Lennar builds here, with three full baths and a three-car garage. It is also the best value per square foot at $213.17. The trade is the one above: three bedrooms plus a den rather than four bedrooms.

For a couple who works from home, hosts occasionally and wants room to spread out, this is the obvious answer. For a full house of people who all need a door that closes on a bedroom, it is the wrong one, whatever the square footage says.

You want the cheapest way into the community

Then the Trevi, from $463,999. It is the lowest base price here and it is not a compromise house: four bedrooms, three full baths, and an open dining-kitchen-family space that opens onto the lanai. Three full baths in 2,032 square feet is unusual and it is the plan’s best trick — most houses this size stop at two.

The honest catch: the Trevi is the only plan here with a two-car garage. Everything else has three bays. In a golf community that third bay is where the cart, the bikes and the beach gear live, so decide whether you need it before you decide on price.

You need a third garage bay

Then the Trevi is out and your three options are the Tivoli, the Princeton II and the Summerville II. The cheapest route to three bays is the Tivoli at $490,999, which also keeps four bedrooms and three baths — which is why it is the plan we point most four-bedroom buyers at first.

Worth knowing: a third bay is not just parking. It is the storage a single-story house without an attic or a basement otherwise does not have. Buyers who skip it in Naples tend to regret it within a year, and it holds value at resale in a community where golf carts are part of the culture.

The one everybody asks

412 square feet, one garage bay, $57,000 — and a bedroom traded for a den. Those four facts settle it in almost every case.

Choose the Trevi if you need the fourth bedroom, if the two-car garage genuinely works for you, or if getting into the community at the lowest number is the point. Choose the Summerville II if you want the space, want the third bay, and would rather have a den with a door than a fourth bedroom you would use twice a year.

If you want both the fourth bedroom and the third bay, neither of these is your plan — the Tivoli is.

Is the Summerville II den the same as a fourth bedroom?

No. The Summerville II is published as three bedrooms plus a den, and the den is designed to work as a home office or guest room. It is a real, useful room, but it is not counted or built as a bedroom, and if you need four rooms that function as bedrooms you should be looking at the Trevi, the Tivoli or the Princeton II instead. Do the plans have different included features?

No. Lennar builds all four plans here with the same Everything’s Included package: hurricane impact windows and panels, a Ring Video Doorbell, a Honeywell thermostat, a stainless steel slide-in electric range, designer-selected cabinetry with hardware, Sherwin-Williams low-VOC paint, 2″ faux wood blinds, and ceiling-fan pre-wire in the bedrooms and great room. So the comparison between plans is purely about layout, bedroom count, garage bays and square footage — not about finish level.

The plan is only half the decision. The homesite is the other half.

Two identical Summerville IIs are not the same house if one backs to a fairway and the other backs to a neighbor.
