What would the mortgage payment look like?

The assumptions we used

30-year fixed, 6.50% example interest rate, 20% down payment, principal and interest only. No taxes, no insurance, no HOA, no mortgage insurance included in these two figures. The example rate is a round number chosen to make the arithmetic legible — it is not today’s market rate and it is not a rate anyone has offered you. Your real payment depends on your rate, term, down payment, credit profile and loan product, all of which come from a lender.

Add the approximate $399 HOA to either line and you have a partial monthly figure. You still do not have a real one, because taxes and insurance are missing — and in Collier County those two are large enough that a payment estimate without them is not worth carrying around. That is the entire reason this page exists.

The two we will not guess

Why can’t you just tell me the taxes and insurance?

Property taxes

Collier County millage applies, levied by the county and the other taxing authorities that overlap the parcel. We are not going to publish a millage rate or a dollar tax figure on a general page, because the number that matters is the one assessed against the exact parcel you are buying — and it moves with assessed value, with the mix of authorities, and with whether you qualify for Florida’s homestead exemption.

What we do instead: give us an address or a lot number and we pull the Collier County parcel record and the current tax bill history, and we walk you through what is on it line by line. If a community development district assessment appears on it, you will see it there. Lennar’s marketing for this phase states there is no CDD; the tax record is where that gets confirmed for your parcel, and we do not assert it as our own finding without one.

One thing worth planning for on new construction anywhere in Florida: the first tax bill on a newly built home may reflect a partially built or unimproved assessment, and can step up once the home is fully assessed. Ask us to explain how that applies to a specific home before you set your budget by the current bill.

Homeowners and windstorm insurance

Florida coastal insurance varies widely — by carrier, by roof age and shape, by construction type, by deductible structure, by coverage limits, and by the year you happen to be shopping. Two nearly identical houses can carry meaningfully different premiums. Publishing an average here would be a disservice dressed up as helpfulness.

So we do the other thing: we send you to independent agents and get you real written quotes on the specific home, early enough that the number informs your offer instead of ambushing you during underwriting.

Two things genuinely work in your favor here. These are new homes, and new construction generally prices better than older stock. And hurricane impact windows and panels are standard on every plan Lennar builds here rather than an upgrade — a wind mitigation feature carriers price on. Ask your agent specifically about wind mitigation credits and make sure the inspection report reflects what the house actually has.

Flood

Flood is a separate policy from homeowners and is driven by the flood zone for the specific parcel. Verify the zone for the exact address before you assume anything — requirements and premiums differ enormously between zones, and a lender may require coverage regardless of your own view of the risk. We check it as a matter of course.

What can you add, and what can you skip?

The costs most buyers assume are mandatory in a Naples golf community are, here, genuinely optional.

Golf

Zero if you never play. Roughly $30 a round if you do. An optional membership exists and is purchased from the club, separately from your dues — we do not publish figures for it because the available sources conflict, and we would rather get you the current rate card in writing.

Pool care

Only relevant if the home you buy has a pool. Several of the move-in-ready homes do and several do not, and that difference shows up both in the purchase price and in the monthly.

Pest, generator, extras

Quarterly pest service, a generator plan, or a lawn upgrade beyond what the association provides are all owner choices. None of them are required and none are in your assessment.
