What a tour with us actually looks like.
We meet you at the Valencia sales center, 1809 Lema Court, alongside the on-site Lennar consultant we work with — and then we walk the community, not just the model home.
Model homes are built to sell you on a feeling. The lot you actually buy is the thing that decides whether your lanai faces preserve or the back of someone else’s house, whether afternoon sun cooks the pool deck, and whether the price on the sheet has any room left in it. So we walk the available homesites with you, in order, and tell you what we think of each one.
- We bring the current lot-specific pricing for every remaining home — the real number on the real address, not a plan starting price
- We bring the incentive terms in writing, including the footnotes, because they change week to week and the summary version leaves things out
- We walk the actual homesites, note the exposure and the neighbors, and flag the ones we’d steer our own family away from
- We answer the HOA, CDD and tax questions with documents rather than opinions — and if we don’t have the answer on the spot, we pull it and send it
Budget about an hour. Longer if you want to see the clubhouse, the pool and the course. There is no pitch at the end and nothing to sign — if Valencia isn’t right for you, we would rather you find that out on a Tuesday morning with us than three months into a contract.
Name us first. It is the whole ballgame.
Builders honor the agent a buyer names on their first registration. If you sign in at the sales center alone, that registration is on record and we cannot represent you afterward. The Valencia sales center, where we work alongside the on-site Lennar consultant. Sales center hours are Mon–Sat 9:00–6:00 and Sun 10:00–6:00 — and we can arrange early mornings, evenings and times around them if that is what works for you.
Three things people ask before they schedule.
Do I have to commit to anything?
No. A tour is a tour. You are not signing a representation agreement to walk homesites with us, there is no deposit, and nobody follows you out to the car. If you decide Valencia isn’t the community for you, tell us and we will either point you at something in Collier County that fits better or leave you alone — your call.
Can you do a video tour if I’m out of state?
Yes, and we do it constantly. We will walk the model, the available homesites and the amenities on a live video call so you can ask questions in real time and see the things a photo hides — what backs the lot, how close the neighbor is, what the street actually looks like. We can also record a walkthrough and send it if the time zones don’t line up. Plenty of our buyers see the house in person for the first time at the walkthrough before closing. What should I bring?
Photo ID for the gate, comfortable shoes because we will be walking lots, and a rough sense of your budget. If you are financing, a pre-approval letter is worth having — it does not commit you to that lender, but it does let us have a real conversation about which homesites are actually in range. If you already have a plan in mind from our floor plans page, tell us which one and we will have those lots pulled before you arrive.
