That combination is the point. Because we work with him directly rather than around him, you get the builder’s real information instead of the brochure version, and you still have licensed Florida agents whose obligation runs to you when it comes to comparing homesites, reading the incentive footnotes and deciding what a home is actually worth. We know which lots back to preserve and which back to a neighbor’s lanai, and which numbers on a builder worksheet are fixed and which are not.
Our representation costs you nothing. In a new-construction transaction like this one the builder compensates the buyer’s agent out of the sale, and the price on the home is the same price whether you bring us or walk in alone.
If that ever were not the case on a particular home, you would hear it from us in writing before you toured, not after. That is the deal.
The one rule that decides everything: name us first
Builders honor the agent you name first. Not the best agent, not the one who works hardest for you afterward — the first one whose name appears on the registration. If you walk into the sales center alone, sign in, or register online without naming us, that window usually closes, and no amount of goodwill reopens it.

Six things we do that nobody does for you at the sales desk.
Not hand-holding. Specific work, on your side of the transaction, before you sign anything.
We walk the lots with you
On paper every homesite is a rectangle. On the ground they are not. We walk them with you and talk about what backs the lot, where the afternoon sun hits the lanai, how water moves across the site, and which neighbors are already framed. Two homesites at the same price are rarely the same purchase.
We read the incentive footnotes
Builder incentives change often and they carry conditions — a lender requirement, a contract-by date, a close-by date, a specific home. We will not publish a dollar figure we have not verified, and we will not repeat one to you either. We confirm what is genuinely available on your home, today, and get the terms in writing.
We compare lot-specific pricing to base pricing
A plan’s “from” price and the price of a finished home on a specific lot are two different numbers, and the gap is lot premiums, structural options and design selections. We line them up side by side so you can see exactly what the difference is buying you and whether it holds value.
We pull the HOA documents and the Collier County tax record
Before you go under contract we get the governing documents, the current HOA budget and the county parcel record so you can read the rules, the assessments and the actual non-ad-valorem line items yourself. Lennar publishes an approximate HOA of $399 per month for this phase; the documents tell you what stands behind that number.
We coordinate inspections on new construction
New does not mean flawless, and a builder’s internal quality check is not an inspection performed for you. We arrange an independent third-party inspector and schedule it against the construction calendar, so findings land while they are still easy to fix rather than after closing.
We read the builder contract before you sign it
Builder contracts are written by the builder’s attorneys. We walk you through the completion and delay language, deposit terms, change-order process, what happens if an appraisal comes in low, and what the warranty actually commits to. You should know what you are agreeing to before the pen moves, not at the walkthrough.
What we will not do.
A trust page is only worth something if it includes the part that costs us something.
Pressure you
No countdown language, no manufactured urgency, no calling you every second day because a manager wants a number. Inventory here is genuinely limited and we will tell you when something moves, but we are not going to invent a deadline to make you decide faster than you are ready to.
Misrepresent availability
If a homesite is sold, it is sold, and we will say so rather than use it to get you in the door. Availability changes weekly and every list we publish carries the date we last verified it.
Quote a number we have not verified
Not an HOA figure, not a golf dues figure, not an incentive amount, not a drive time. Where sources conflict we tell you they conflict and go get the answer from the source. That is why some answers on this site end with “we will confirm it for your specific address.”
What buyers ask before they call us.
Does it cost me anything?
No. In a new-construction purchase like this one, the buyer’s agent is compensated by the builder out of the transaction, so our representation costs you nothing and the builder’s price does not go up because you brought us. Florida buyers now sign a written representation agreement before touring, and ours states plainly what we are paid and who pays it. If that arrangement ever did not apply to a specific home, you would know before you toured it, in writing.
What if I already visited the sales center?
It may be too late, and we will tell you straight rather than string you along. Builders generally honor the first agent named or registered, so if you signed in alone or registered online without naming us, representation on that community is often already closed. Call us anyway — we will ask the sales office directly and give you the real answer the same day. If we cannot represent you here, we will say so and, if you want, point you at what we can still help with.
Can you get me a better price?
Honest answer: builders hold their base pricing, and they hold it deliberately — discounting a plan undercuts the appraisals and the buyers who closed last month. What does move is lot-level pricing, inventory-home reductions, design and structural credits, closing-cost contributions and the current incentive terms. Knowing which of those is actually negotiable on a given home, and when, is the value we bring. Anyone promising to beat the builder’s base price is selling you something.
Do you only work at Valencia?
No. We are licensed Florida agents working Naples and the surrounding Collier and Lee County market, including resale homes and other new-construction communities. This site exists because we know Valencia Golf & Country Club unusually well, not because it is the only thing we sell. If after touring it you decide the location or the price is not right for you, we will show you the alternatives rather than push the one house we happen to be standing in.
