What is the HOA fee, and what does it cover?

Lennar publishes an approximate HOA of $399 per month for this phase. Lawn maintenance is included, along with the gated entry and access to the community amenities. HOA budgets are set annually and inclusions vary by phase, so before you write an offer we pull the current governing documents and budget and show you exactly what the fee covers in writing.

Is there a CDD at Valencia Golf & Country Club?

Lennar’s marketing for this phase states there is no CDD, which is a meaningful monthly difference compared with many newer Southwest Florida communities where a CDD assessment rides on the tax bill for decades. We do not assert that as our own finding. Before you go under contract we pull the Collier County tax record for your specific parcel so you can see every non-ad-valorem line item for yourself.

What will property taxes be?

Collier County millage applies, and the rate is set by the county and the other taxing authorities each year, so we do not quote a rate on a website. What we do instead is pull the actual Collier County parcel record for the home you are considering and walk you through the assessed value and the line items on the bill. If it will be your primary residence, ask us about Florida’s homestead exemption and how it changes the picture.

Can I use my own lender?

Yes. You are free to finance with any lender you choose. Be aware that builder incentives are often tied to using Lennar Mortgage, so the comparison is not simply which lender has the lower rate — it is the total cost of the deal both ways, including the incentive you would give up. We will lay both columns out side by side with real quotes so you can see the net difference instead of guessing.

What incentives are available right now?

Builder incentives at Valencia change frequently and usually carry conditions — a specific home, a contract-by or close-by date, or a lender requirement. For that reason we do not publish a dollar figure here, because a stale promotion on a website is worse than no promotion at all. How golf actually works here.

Does Valencia Golf & Country Club require golf membership?

No. The 18-hole course at the center of the community is public and pay-as-you-play, and golf membership is optional. It is not bundled into your HOA dues, which is unusual for a Naples golf community and is the main reason buyers who priced out of bundled-golf communities end up here. You can live on the course and never pick up a club, and it costs you nothing extra.

What does a round of golf cost?

Roughly $30 a round on the community’s course, which is closer to a nice dinner than to a country club bill. A junior plays free with a paid adult, and 10% discounts for military and Florida residents are advertised. Rates move by season and tee time, so confirm the current fee with the pro shop before you plan a foursome.

Can I join if I want to?

Yes — membership is available, it is simply optional rather than attached to your home. We deliberately do not publish membership dues figures on this site because the numbers we found from different sources conflict badly, and quoting a wrong one would cost you real money. Contact the pro shop directly for current membership tiers and pricing, or ask us and we will make the introduction.

Who designed the course?

The original design is by Gordon Lewis and the course opened in 1997, well before Lennar’s current phase. It was later renovated by architect Drew Rogers. It plays as a par 72 with a driving range, a patio bar and a pro shop on site at 1725 Double Eagle Trail.

Are the floor plans single-story?

Yes. All four Lennar plans at Valencia — Trevi, Tivoli, the Princeton II and the Summerville II — are single-story, ranging from 2,032 to 2,444 square feet. Each has a covered lanai and an owner’s suite set apart from the secondary bedrooms. Three of the four come with a three-car garage; the Trevi is a two-car plan.

What is included in the home?

Lennar builds these under its “Everything’s Included” approach, so features that are options elsewhere come standard. That list includes hurricane impact windows and panels, a Ring Video Doorbell, a Honeywell thermostat, a stainless steel slide-in electric range, designer-selected cabinetry with hardware, Sherwin-Williams low-VOC paint, 2" faux wood blinds, and ceiling-fan pre-wire in the bedrooms and great room. We will walk you through the current feature sheet for the specific home you are considering, since inclusions can differ between an inventory home and a to-be-built one.

Is there a warranty?

Lennar provides a builder warranty on these homes. Warranty coverage is layered — different components are covered differently, and the claim process and exclusions matter as much as the headline. We do not paraphrase the terms here; we walk you through the actual warranty document for your home before you sign, so you know what is covered and what is not.

How many homes are left?

Lennar is building out its final phase here, roughly 112 homesites in total, and what remains is a short list of move-in ready and under-construction homes. We do not publish a fixed “homes remaining” count on this page because it changes weekly and a stale number misleads people. How long does construction take?

It varies. Build times move with permitting, weather, inspections and trade availability, and any number quoted casually at a sales desk is an estimate rather than a commitment. For a to-be-built home we get the builder’s current schedule in writing and review the contract’s completion and delay language with you before you sign. If your timing is fixed — a lease ending, a school year starting — a move-in ready home is usually the safer path.

Is Valencia a 55+ community?

No. Valencia Golf & Country Club is an all-ages community, not age-restricted. You will find retirees, working families and seasonal owners on the same street, which is part of why the school ratings matter to buyers here.

Is the community gated?

Yes, Valencia Golf & Country Club is gated. Keep in mind that the golf course itself is open to the public, so course traffic is a normal part of life here. If gate operation and guest access procedures matter to you, we will confirm the current arrangement from the HOA documents rather than describe it from memory.

Are pets allowed?

The community has a dog park, so dogs are clearly part of life here. We do not publish a pet limit or a weight or breed restriction, because those specifics live in the recorded governing documents and we have not verified a number we would be comfortable putting in writing. We confirm the specific pet rules from the HOA documents for you before you go under contract.

Can I rent the home out?

Lease restrictions exist here, as they do in most Collier County communities — typically covering minimum lease terms, how often a home may be leased, and approval of tenants. We do not quote a number, because the only authority is the recorded governing documents and they are amended over time. If rental income is part of your plan, tell us up front and we pull the governing documents before you commit.

What schools serve the community?

Under current Collier County Public Schools zoning: Corkscrew Elementary (9/10 on GreatSchools), Corkscrew Middle (8/10) and Palmetto Ridge High (6/10). All three are in the same eastern corridor as the community. School zoning changes, so we confirm the current assignment for a specific address with the district before anyone writes an offer — more detail on our schools page.

Do I need an agent, and when do I have to name one?

You do not have to have one, but the agent in the model home is paid by and represents the builder, so without your own representation nobody in the room is working for you. Our representation costs you nothing; on this community the builder currently compensates the buyer’s agent out of the transaction, and the home’s price is the same whether or not you bring us. If that ever did not apply to a specific home, you would have it from us in writing before you toured.
