The site map, and how to read it.
This is the plat of the phase Lennar is currently selling at Valencia Golf & Country Club — roughly 112 homesites added to a community that has existed since about 2006. Everything on this page refers to that phase, not to the older streets around it.
Two things to look for first.
The homesites run along Double Eagle Trail. That is the spine of the phase and the address on nearly every home in it — 1587, 1591, 1597, 1611 and their neighbors are all the same street. Double Eagle Trail is also where the golf course sits, at 1725, so the same road takes you from the gate past the homes to the pro shop.
Lot numbers use a 0NNB convention. Homesite 014B, 016B, 024B and so on. The leading zero and the trailing B are part of the phase’s numbering, not a typo — so when a Lennar sheet says “024B” and a listing site says “lot 24,” they mean the same piece of ground. We use the full Lennar designation everywhere on this site so nothing gets crossed.
Which homesites are actually on the board.
These are specific houses on specific lots with lot-specific pricing — not plan starting prices. When one sells, the price goes with it.

What to look at when you’re choosing a homesite.
Two identical Summerville IIs on the same street can live completely differently depending on which way the lanai faces and what is behind the back fence. The house you can change later. The lot you cannot.
Orientation
Which way the lanai faces decides whether you can use it at 4pm in June. A west-facing lanai takes the full afternoon sun; a south or east exposure gives you shade earlier and keeps the pool deck usable. Bring this up before you fall in love with a floor plan.
What it backs to
Fairway, water, preserve, or the back of another home. That single fact drives your privacy, your view and a meaningful share of your resale value — and it is the one thing a rendering will never show you.
Distance to the amenity center
A short walk to the pool and clubhouse is a real amenity if you have kids or a dog. Closer also means more foot traffic past your driveway on a Saturday. Decide which side of that you want to be on.
Proximity to the gate
Lots near the entrance get in and out fastest and hear the most coming and going. Lots at the back are quieter and add a minute to every trip. Neither is better — but you should choose it deliberately rather than discover it after closing.

Not the model home — the actual dirt. We stand on the homesite with you, at the time of day you would use the lanai, and point at what is behind it and what is going up next to it. It takes an afternoon, it costs you nothing, and it is the part of this process most buyers skip and later wish they hadn’t.

Why do the homesite numbers look like 014B and 024B?
That is Lennar’s numbering for this phase — a three-digit lot number with a leading zero and a phase letter, written 0NNB. Listing portals often strip it down to “lot 24,” which is the same homesite as 024B. We quote the full designation so the lot you toured is unmistakably the lot on your contract.
How many homesites are left in this phase?
This is Lennar’s final phase at Valencia — the current and last phase they are selling here — and it comprises roughly 112 homesites in total. The remaining availability is down to a short list that changes week to week, which is why the table above carries the date we last verified it rather than a headline count. Text us for today’s list.
Can I still pick a lot and build, or is everything already under construction?
At this stage of a final phase, most of what is left is move-in ready or already under construction, which means the plan and many of the selections are set. Whether any dirt remains for a build-to-order home changes constantly, so we ask the sales team directly and tell you what is genuinely available on the day you ask rather than what a portal cached last month.
