Under $500,000 in Naples means east of I-75 in 2026. What that buys, which Valencia plans qualify, and the honest trade-off on drive time.

Can you still buy new construction in Naples under $500,000?

Yes, but almost only east of I-75, and the list is short: in 2026 a sub-$500,000 new home in Naples means the Immokalee Road and Oil Well Road corridors rather than anywhere near the Gulf, and it usually means a builder’s base price rather than the price you will actually close at.

For scale, the Naples Area Board of REALTORS reported an overall median closed price of $630,000 for April 2026, with the single-family median at $850,000. Against those numbers, a brand-new single-family home under half a million dollars is not a compromise. It is a geography decision.

At Valencia Golf & Country Club, two of Lennar’s four plans start under $500,000: the Trevi at $463,999 and the Tivoli at $490,999. Here is exactly what that buys, what moves the number after that, and what else exists in the same band out here.

The honest framing

Why does under $500,000 mean going east of I-75?

Because west of the interstate, land ran out first and prices followed. The closer you get to the Gulf, the older the housing stock, the smaller the lots and the higher the price per square foot, and there is effectively no new single-family construction left in that band at this price. What is west of I-75 under $500,000 tends to be attached product, older condominiums, or homes that need work.

East of I-75, along Immokalee Road and out toward Oil Well Road, there is still developable land. That is where the builders are, and it is why new construction under $500,000 exists here at all. You are buying newer construction, a bigger lot, current building code and a warranty, and you are paying for it with drive time.

The Trevi at $463,999

2,032 square feet, single story, four bedrooms and three full baths around an open dining, kitchen and family room that leads out to a covered lanai. The owner’s suite has an adjoining bath and a large walk-in closet. Two-car garage. It is the entry point into the community and the only plan here with a two-car garage rather than three.

The Tivoli at $490,999

2,267 square feet with a dining room tucked beside an open kitchen and breakfast nook, a Great Room that extends to the lanai, an owner’s suite with a spa-inspired bath, three more bedrooms and a three-car garage. For the roughly $27,000 between it and the Trevi you get 235 more square feet and the third garage bay, which out here is genuinely useful.

Both include Lennar’s standard package for this community: hurricane impact windows and panels, a Ring Video Doorbell, a Honeywell thermostat, a stainless steel slide-in electric range, designer-selected cabinetry with hardware, Sherwin-Williams low-VOC paint, two-inch faux wood blinds and ceiling-fan pre-wire in the bedrooms and great room. That matters at this price point, because impact glass in particular is an expensive thing to add later.

Will you actually close under $500,000?

A base price is the price of the house with nothing chosen and nowhere to put it. Three things move it before you sign, and a fourth moves it after.

The homesite premium

Lots are not priced equally. A larger site, a preserve view, a lake view or a golf frontage lot carries a premium over an interior site, and premiums vary lot by lot within the same phase. Ask for the current lot premium sheet in writing, not a verbal number, and ask which sites carry none.

Elevation and structural options

The same plan is offered in more than one exterior elevation, and structural choices — an extended lanai, a pool, certain layout changes — have to be made early because they affect the slab and the framing. These are the changes you cannot make later without real money, so they are the ones worth spending on.

Design and finish selections

Lennar builds on an “Everything’s Included” model, which keeps this shorter than it is with most builders, but selections and any upgrade packages still move the total. Get an itemized list of what is included in the base price so you know what you are actually comparing between builders.

Carrying costs after closing

Lennar publishes an approximate HOA of $399 per month for this phase, with lawn maintenance included. Lennar’s marketing for this phase states there is no CDD; we pull the Collier County tax record for the specific parcel rather than assume. Golf is not in the HOA here — the course is public and pay-as-you-play at roughly $30 a round. Property taxes, insurance and flood are separate, and we are not lenders or insurance agents, so we will send you to people who quote those for a living.

Move-in ready homes here start higher

If you need a finished home rather than a build, the entry point moves. The lowest-priced completed home in the current availability list is $554,999 — a Princeton II at 1611 Double Eagle Trail, reduced from $579,996 — and the rest of the standing inventory runs above that, several of them with pools already in. A finished home costs more than a base price for a reason: it exists, it has the lot premium and the options already in it, and you can walk through it before you buy.

Drive time versus house

Is the drive worth the house?

That depends entirely on how often you go west, and it is the one question nobody can answer for you from a desk.

Valencia sits about nine miles east of I-75 off Immokalee Road. Southwest Florida International in Fort Myers is roughly a 45 to 50 minute drive, mostly interstate. Everyday errands are handled on the corridor, with the Publix at Orangetree Shopping Center as the anchor and Big Corkscrew Island Regional Park roughly twelve minutes away. The assigned schools are in the same corridor, so the school run does not cross town.

What is a genuine drive is the Naples people picture from magazines: Fifth Avenue South, the Gulf beaches, Waterside Shops. Those are a weekend outing from here, not a spontaneous one, and everything takes longer from roughly the new year through spring when the seasonal traffic arrives. Any drive time you read anywhere, including ours, is a shoulder-season number.

The trade is real and it is simple. Going east buys you newer construction, more square footage, a three-car garage on most plans and a lot you can actually use, for money that would buy an older, smaller house west of the interstate. If you work from home, are retired, or your week points north up I-75 rather than west toward the water, you win that trade comfortably. If you are in an office downtown five days a week, drive it at 8am in February before you decide.

What buyers ask about the sub-$500,000 band

What new construction can I get in Naples under $500,000 in 2026?

Realistically, a single-story three or four bedroom home east of I-75. At Valencia Golf & Country Club, the Trevi starts at $463,999 for 2,032 square feet with four bedrooms, three baths and a two-car garage, and the Tivoli starts at $490,999 for 2,267 square feet with a three-car garage. Elsewhere east of the interstate, SkySail by Neal Communities lists collections starting from $305,990, and Del Webb Naples at Ave Maria lists from $299,990 but is age-restricted 55+. Those are published base prices checked in August 2026 and they change without notice. West of I-75 there is effectively no new single-family construction in this band.

If the base price is $463,999, why is my quote higher?

Because a base price is the house alone. Lot premiums vary site by site, exterior elevations are priced differently, structural options like an extended lanai or a pool have to be chosen before the slab is poured, and design selections move the total further. Then there are closing costs, prepaid taxes and insurance escrows, which are lender and title items rather than builder items. Ask for a written itemized worksheet showing base, lot premium, options and estimated closing costs as separate lines. If a builder representative will only give you a single all-in number, that is worth pushing back on, and we will push on your behalf.

Are there finished homes at Valencia under $500,000?

Not currently. The lowest-priced completed home in the current availability list is $554,999, a Princeton II at 1611 Double Eagle Trail, reduced from $579,996, and the rest of the standing inventory runs higher, with several including pools. Under $500,000 here means building a Trevi or a Tivoli from a base price and waiting for it.
