
Are there Naples golf communities without a mandatory membership?
Yes, but they are the minority: most Naples golf communities attach a golf or social membership to the home itself, so every owner pays whether or not they play, and only a small number leave the decision to you. Valencia Golf & Country Club is one of the ones that leaves it to you.
The course inside the gates here is public and pay-as-you-play at roughly $30 a round. Membership exists, it is optional, and it is not bundled into your HOA dues. You can buy a home, never touch a club, and pay nothing toward the course for as long as you own.
That is unusual in Collier County, and it changes the arithmetic in ways buyers do not always see until they are three communities into a Saturday. This page explains the three models you will actually encounter, what each one does to your monthly cost and to the pool of buyers who can afford your house later, and which communities we can verify sit in which camp.
What are the three ways golf gets paid for in Naples?
Every golf community in Southwest Florida funds its course one of three ways, and the model is set in the community documents long before you show up. Learn to ask which one you are standing in and half the confusion disappears.
Bundled or mandatory golf
The membership is attached to the home. Naples Golf Guy describes bundled communities as ones where “your Golf or Social membership is bundled into the purchase of your home,” every owner is a member, and annual dues are required. Some communities layer a separate initiation fee on top at closing. The course is private, the tee sheet belongs to residents, and the club is effectively owned by the neighborhood. You pay every year whether you play sixty times or zero.
Equity or non-equity private membership
You buy the house, then decide separately whether to buy into the club. In an equity structure you purchase an ownership stake with voting rights that may be transferable when you sell. In a non-equity structure you pay an initiation fee that buys access but no ownership and is generally not refundable. Buy-ins at this tier run into serious money, and there is often a waiting list, so the golf decision has its own timeline and its own contract.
Public or pay-as-you-play
The course is a daily-fee business that happens to sit inside or beside a residential community. Nobody is obligated. You pay for the rounds you play, at the counter, the way you pay for anything else. This is the model at Valencia: roughly $30 a round at 1725 Double Eagle Trail, with an optional membership available from the club if you want one. The trade is that the tee sheet is shared with the public, so a Saturday morning is not a private-club Saturday morning.
Model definitions above were checked against public Naples golf-community guides in August 2026. Structures change, and a community can amend its documents, so confirm the model with the community’s own governing documents before you rely on it.
How much does mandatory golf change a monthly payment?
Enough to move you a price band. In a bundled community, golf dues are a fixed annual line that arrives whether you played or not, and in most cases they are collected right alongside the association fees, which is why bundled communities so often show a monthly figure that startles buyers coming from out of state. Add a possible initiation or capital contribution at closing and the cost of entry moves too.
We are not going to publish a dues figure for any club, including the one here. Published sources on Naples club dues contradict each other badly, by thousands of dollars in some cases, and quoting you a wrong number is worse than quoting you none. What we will do is get the current schedule in writing, with a date on it, for any community you are seriously considering.
At Valencia the golf line on your monthly budget is zero unless you choose to create one. Lennar publishes an approximate HOA of $399 per month for this phase, and golf is not part of it. Lawn maintenance is included in that fee. Lennar’s marketing for this phase also states there is no CDD, and we pull the Collier County tax record for the specific parcel rather than take marketing at face value. The honest break-even
At roughly $30 a round, a hundred rounds a year is about $3,000 of golf. If you genuinely play that much — twice a week, every week, in season and out — a bundled community can be the better financial answer, and it also buys you a private tee sheet, a member roster and a competitive calendar that a daily-fee course does not have. We would rather tell you that up front than sell you a house you resent by March.
If you play twenty rounds a year, or ten, or none, mandatory golf is a subscription to something you are not using, and it will follow you into the resale price.
Which Naples communities require golf membership, and which do not?
Below is what we can actually source. Every bundled community listed is one that at least two independent Naples golf-community guides place in that category, and the optional ones carry the strongest attribution we could find. Where we could not verify a community, it is not on this list rather than on it with a guess.

How does mandatory golf affect resale?
It narrows the buyer pool to people who want golf and can carry the dues. That is a smaller pool than “people who want a nice house in Naples,” and pool size is what sets how long your home sits and what you eventually take for it.
This cuts both ways, and we are not going to pretend otherwise. In a strong bundled community with a well-run club and a healthy reserve, the membership is a genuine asset. Golfers actively search for those communities, they pay for them, and the dues are the price of admission to something they want. Demand there is narrower but it is real and it is loyal.
The risk shows up when the club is not the reason someone is buying. A buyer relocating for work, a family that wants a yard and a good school run, a snowbird who plays four times a winter — all of them can afford the house and none of them want the dues. In a mandatory community they are not your buyers. In a pay-as-you-play community they are.
There is a second exposure worth understanding. A private residential club is a business your association may ultimately backstop. Clubhouse renovations, course rebuilds, irrigation replacement and hurricane damage can arrive as special assessments on top of dues. Ask any bundled community for its reserve study and its assessment history for the last ten years. A club with nothing to hide will hand it over.
Which model is right for you?
We work at Valencia. We will still tell you when a bundled community is the better answer, because putting you in the wrong house costs us more in the long run than losing one sale.
Choose bundled golf if…
- You play two or more rounds a week, all year, and you know it.
- You want a member tee sheet, a handicap group, leagues and a competitive calendar.
- The club is the social center you are actually buying — the golf is a means to a dining room and a roster of friends.
- You are comfortable with dues that continue through years you cannot play, and with the possibility of assessments.
Choose an equity or private club if…
- Course conditioning, small fields and service level matter more to you than cost.
- You want the golf decision separate from the house decision, on its own timeline.
- You understand what is and is not recoverable when you sell, and you have had the club documents reviewed.
Choose pay-as-you-play if…
- You want golf available without golf being compulsory.
- Your household has one golfer, not two. Bundled dues do not care how many of you play.
- You want to keep your fixed monthly costs low and your options open.
- You want the widest possible group of buyers when you sell. Every Naples buyer who wants a gated, single-story home is a candidate for a home at Valencia.
- You want to try the course before committing to anything. At roughly $30, that is a low-stakes test.

Are there golf communities in Naples with no mandatory membership fee?
Yes, though they are outnumbered. Valencia Golf & Country Club in Naples 34120 is one: the 18-hole course inside the gates is public and pay-as-you-play at roughly $30 a round, membership is optional, and golf dues are not bundled into HOA fees. Lely Resort states on its own site that golf membership there is optional and not mandatory, with two of its three courses open to the public. The Brite Team’s community pages describe Heritage Greens as built around a public course with no mandatory membership fees, and Imperial Golf Estates as having optional golf and club memberships. What does “bundled golf” actually mean?
It means the golf membership is attached to the home rather than to you. Naples Golf Guy defines it as a structure where the golf or social membership “is bundled into the purchase of your home,” every homeowner is a member, and annual dues are required. You cannot opt out by not playing, and the obligation passes to whoever buys your home next. That is not a criticism — it is how a private residential course gets funded, and for frequent golfers it is often excellent value. It is simply a fixed cost you should price into the payment before you fall in love with a kitchen.
Is golf really optional at Valencia Golf & Country Club, or is there fine print?

Does mandatory golf hurt resale value?
It changes who can buy your home, which is a different question from what your home is worth today. A mandatory membership narrows your resale pool to buyers who want golf and can carry the dues; a pay-as-you-play community keeps the pool as wide as the general Naples market. In a well-run bundled community with strong demand and healthy reserves, that narrower pool can still be deep and loyal. The genuine risk is a club with deferred maintenance and an assessment history, because that shows up in both your monthly cost and your buyer’s appetite. Ask for the reserve study and the ten-year assessment history in any bundled community, and read them before you write an offer.
