On 10 August 2026 Lennar’s release sheet for Valencia had seven homes on it. On 26 October it had four. Three sold, three were repriced, and one — the lowest-priced home now standing — is new to the list. Here is the current sheet, home by home.

What changed since August
Three homes sold: the no-pool Princeton II at 024B ($554,999), the no-pool Summerville II at 017B ($579,198), and the Tivoli at 016B ($643,785). The two no-pool homes were the cheapest on the sheet, and they went first — which tells you what buyers here are solving for.
Two were reduced: the Trevi at 026B from $609,786 to $599,786 (it was $635,786 when we first recorded it), and the Princeton II at 014B from $654,783 to $634,783. The Summerville II at 015B held at $674,783.
One is new: a Tivoli at 033B, 1647 Double Eagle Trail, $538,999. It is now the lowest price of anything standing at Valencia and the only four-bedroom, three-car-garage home on the sheet under $600,000. Whether it has a pool is the first question — at $538,999 against the Tivoli’s $485,999 plan base, about $53,000 of homesite and selections are already in the price, and a pool would account for much of that.
Reading a finished-home price
Base price on a floor plan page is the house with nothing chosen and nowhere to put it. A finished-home price has the lot premium, the elevation, the structural options and, here, usually the pool and cage already in it. The Princeton II at 014B is $634,783 against a $491,999 plan base; the $142,784 between them is the homesite on Double Eagle Trail, the pool and the selections. That is not a markup to argue with so much as an itemised list to ask for — and we ask for it before you tour.
The plans moved too
Lennar repriced two of the four plan bases in October: the Tivoli from $490,999 to $485,999 and the Princeton II from $501,999 to $491,999. Three of the four plans now start under $500,000; our under-$500,000 guide and plan comparison have been updated.
