
How do Valencia and Ave Maria actually differ?
Valencia is a single gated all-ages neighborhood on the Naples side of Oil Well Road with an optional, pay-as-you-play golf course, while Ave Maria is an entire master-planned town farther east — its own downtown, its own university, several separate neighborhoods, and a stewardship district assessment that appears on the annual tax bill.
That is a comparison between a neighborhood and a town, which is exactly why it confuses people. If you tour both in the same day, you are not choosing between two floor plan collections. You are choosing between two ideas of where daily life happens.

Valencia Golf & Country Club vs. the town of Ave Maria
Ave Maria is not one product. It contains Del Webb Naples, The National Golf & Country Club, Maple Ridge, Avalon Park and newer Lennar sections, each with its own rules and fees, so the right-hand column below describes the town and flags where the answer depends on which neighborhood you pick.

A town of your own, or a neighborhood closer in?
Ave Maria was founded in 2005 by Barron Collier Companies and the Ave Maria Foundation, and it was built around Ave Maria University and a walkable central piazza. It is unincorporated — a census-designated place rather than a city — and it is genuinely a town: grocery, restaurants, medical, parks and events all inside its own footprint. The 2020 census counted 6,242 residents and it has grown substantially since. People who love it love it for a specific reason. You can live most of a week without leaving.
The cost of that is distance. Everything Naples is known for — the Gulf beaches, Fifth Avenue South, Waterside Shops, the hospitals on Pine Ridge and Immokalee Road — is a longer drive from Ave Maria than from Valencia. If your week involves going west more than twice, that gap compounds.
Valencia trades town-center convenience for proximity. You are on the Immokalee Road corridor with a straight run to I-75, and the community itself is smaller and simpler: one gate, one HOA, one clubhouse, one public golf course you are never required to join. There is no piazza. There is also no district assessment on the tax bill according to Lennar’s marketing for this phase, which we verify at the parcel level rather than take on faith.
The structural difference worth understanding
The Ave Maria Stewardship Community District describes itself as an independent special taxing district that levies an annual assessment on property to fund public infrastructure, split between debt service and operations. That is a normal, legal Florida financing structure and it is not a criticism — it is how the town’s roads and utilities got built. But it is a real line on a real tax bill, and it is the single largest cost difference most buyers miss when they compare an Ave Maria monthly payment with a Valencia one. Ask any agent showing you Ave Maria to put the parcel-level number in writing.
Why “there is golf” means three different things here
Valencia: optional and unbundled
The 18-hole course at 1725 Double Eagle Trail is public and pay-as-you-play at roughly $30 a round. Membership exists, it is optional, and it is not part of your HOA dues. Buy the house, never touch the course, pay nothing toward it.
The National: bundled
A third-party guide to the community describes The National Golf & Country Club at Ave Maria as a Lennar bundled-golf development, where membership attaches to the home and transfers to the next owner, with 899 of 1,285 approved homes carrying membership. If you golf several times a week, bundled economics can be excellent. If you do not, you still pay.
Del Webb Naples: optional, with conditions
Del Webb’s own marketing for Del Webb Naples calls its Panther Run golf optional. One Naples golf-community resource describes a required social membership alongside optional golf. We have not confirmed the current structure in writing and will not state it as fact until we have.
We do not publish membership dues or initiation figures for any club, including Valencia’s. Published sources conflict and a wrong number is worse than no number. Ask the club, or ask us and we will get the current schedule with a date on it.
Who each one is genuinely better for
We sell in Valencia. We are still going to tell you when Ave Maria is the better answer, because sending you to the wrong house is a worse outcome for us than losing one sale.
Ave Maria is the better fit if…
- You want a town, not a subdivision — walkable center, events, restaurants and errands without getting in the car.
- Your budget is under Valencia’s entry point. Del Webb Naples publishes starting prices well below $463,999, and other Ave Maria neighborhoods reach lower still.
- You want bundled golf and you will actually use it. The National’s structure only makes sense for people who play a lot.

- The drive west does not bother you because you are retired, remote, or genuinely homebound by choice.
Valencia is the better fit if…
- You want to be closer to Naples proper. Ten miles in each direction, several times a week, is real time.
- You have children at home or want to keep a multigenerational option open. Valencia is all ages; Del Webb is not.
- You want golf available but refuse to pay for it monthly. That is the whole point of the pay-as-you-play course here.
- You want a simpler cost stack. One HOA, and Lennar’s marketing for this phase states no CDD, which we verify against the county record.
- You want a single-story home with a three-car garage in the mid-$400s to low-$500s. Three of our four floor plans have one.
What buyers ask us when they are comparing the two
Is Ave Maria or Valencia Golf & Country Club better for a family with kids?
Both are all-ages at the community level, so it comes down to logistics. Valencia sits closer to Naples and is zoned to Corkscrew Elementary, Corkscrew Middle and Palmetto Ridge High. Ave Maria is farther east with its own schools and private options inside the town. Note that Del Webb Naples, one of Ave Maria’s largest neighborhoods, is 55+ and not an option for a household with children at home. Does Ave Maria have a CDD, and does Valencia?

Is golf mandatory in Ave Maria?
It depends on which neighborhood. The National Golf & Country Club at Ave Maria is described by community guides as a Lennar bundled-golf development where the membership is attached to the home and passes to the next owner. Del Webb Naples describes its Panther Run golf as optional. Other Ave Maria neighborhoods have no golf attachment at all. At Valencia there is no ambiguity: the course is public and pay-as-you-play, membership is optional, and nothing golf-related is billed through your HOA.
How much farther is Ave Maria from Naples than Valencia?
Published sources put Ave Maria roughly 36 miles northeast of downtown Naples. Valencia is in the Orangetree corridor, about nine miles east of I-75 off Immokalee Road, which puts Ave Maria roughly another ten miles out along Oil Well Road. Drive times swing with season and time of day in Collier County, so treat mileage as the honest number and the clock as the variable. If the commute matters, drive both at the hour you would actually drive them, and we will ride along.

Comparing a neighborhood to a town on a spreadsheet does not work. What works is standing in both on the same afternoon with someone who has no stake in which one you pick and who will pull the actual tax record, the actual HOA budget and the actual golf terms before you sign anything. Incentives at Valencia change week to week, so we confirm what is genuinely available on the day you are ready rather than quoting you a number that expired.
