How do these two 34120 communities differ?
Both are gated, all-ages communities within a few miles of each other in Naples 34120 with the same schools, but Valencia has an 18-hole public golf course inside the gates and Lennar states no CDD for its phase, while Orange Blossom Ranch has no golf course and does have a Community Development District on record in Collier County.
These are the two communities buyers most often cross-shop out here, and for good reason. Same corridor, same school zone, similar drive to I-75, similar money. The differences that matter are structural, not cosmetic.

Valencia Golf & Country Club vs. Orange Blossom Ranch
Orange Blossom Ranch is a large, multi-phase community built out over many years by more than one builder, so several answers below depend on which phase and which home you are looking at. Where that is true, we say so instead of averaging it into a number that fits nothing.

The CDD question is the one worth doing properly
A Community Development District is a special-purpose unit of local government that finances infrastructure — roads, drainage, utilities — through assessments collected on the annual property tax bill. It is ordinary and legal and it built a great deal of Southwest Florida. It is also money, often several thousand dollars a year, and it does not show up on the HOA statement where buyers look for it.
Here is what we can state. The Orange Blossom Ranch CDD is real: the district’s own site records its establishment in Collier County in November 2016. At the same time, individual resale listings inside Orange Blossom Ranch have advertised specific homes as having no CDD. Both things can be true if the district’s boundary covers some phases and not others, which is common in communities that were platted across a decade.
What we will not do is tell you what a given Orange Blossom Ranch home pays. We have not verified an assessment amount, and inventing one would be worse than useless to you. What we will do is pull the Collier County tax record for the exact parcel and show you the line, whichever community it is in.
And on Valencia’s side of it
Lennar’s marketing for this phase states there is no CDD at Valencia. We repeat that as Lennar’s statement rather than as our own finding, because our finding comes from the county, not from a brochure. Ask us and we will pull the record for the homesite you like before you go under contract. That is a fifteen-minute job and it settles the question permanently.
Who each community is genuinely better for
These two are close enough that plenty of buyers should choose Orange Blossom Ranch. Here is when we would tell you to.
Orange Blossom Ranch is the better fit if…
- Your budget is below Valencia’s entry. The resale market there reaches well under $463,999, including villas and townhomes, which Valencia’s current phase does not offer at all.
- You want maximum kid-and-teenager amenity density: splash park, sand volleyball, basketball, pickleball, playgrounds, fishing piers.
- You want a two-story home or an attached product. Valencia’s current Lennar phase is single-story detached only.
- You do not care about golf and would rather not live alongside a course and its traffic.
- You want an established, largely built-out neighborhood with mature landscaping rather than an active construction phase.
Valencia is the better fit if…
- You want golf available without an obligation. Roughly $30 a round, optional membership, nothing bundled into dues. Here is how that actually works.
- You want new construction with a builder warranty and hurricane impact windows included rather than someone else’s decade-old roof.
- A three-car garage matters. Three of Valencia’s four plans include one at these prices.
- You want the cleanest possible cost structure — one HOA, lawn care included, and a no-CDD statement from the builder that we verify at the county.
- You want everything on one floor. All four plans here are single-story.

Valencia has an 18-hole, par 72 public course inside the gates at 1725 Double Eagle Trail where a round runs roughly $30, junior plays free with a paid adult, and membership is optional rather than bundled into HOA dues. If golf is irrelevant to you, that difference is a wash. If it matters, it is the whole comparison.
Do Orange Blossom Ranch and Valencia share the same schools?
Both are served by Collier County Public Schools and both are commonly associated with Corkscrew Elementary, Corkscrew Middle and Palmetto Ridge High. That makes school assignment close to a non-factor between these two, which is unusual and worth knowing — it lets you decide on the home rather than the zone. Zoning can still change, so we confirm the current assignment for the specific address you are considering. Our schools page has the current ratings.
Which has the lower HOA fee?
We cannot answer that honestly yet, and we would rather say so than guess. Lennar publishes an approximate HOA of $399 per month for Valencia’s current phase with lawn maintenance included. Orange Blossom Ranch has multiple product types and phases with different assessments, and we have not verified a current figure in writing — some listings there mention lawn care and internet included, which changes what a fee is buying. Give us the specific home and we will get both the current amount and the budget behind it, since a low fee with a thin reserve is not a bargain.
Two gates, one corridor, one afternoon
This is the easiest comparison in Naples to do properly, because you can stand in both on the same afternoon. Bring the questions that cost money: the tax record, the HOA budget, the roof age on a resale, what the builder incentive actually is this week. Incentives at Valencia change constantly, so we confirm what is genuinely on the table the day you are ready instead of quoting a stale number.
